Buying or Selling a Resale Home
Does Membership Convey?
No. Club membership doesn't come with the house. If the property is eligible, the buyer purchases a new membership at the current initiation fee and dues.
Membership doesn't transfer with the house
The Cliffs says memberships are tied to the property, not the person, and club membership does not transfer with the sale of a home.
The buyer buys a new membership
If the property is eligible, the new owner can purchase a membership, which includes the initiation fee and monthly dues at current rates.
Check the property's status first
If a property doesn't currently carry an active membership, a listing can't include or imply one. Ask for the membership status of the specific home in writing.
Sellers: resign through the club
A selling member works with the membership office to resign their membership. Advance written notice is required, so confirm the current timing with the club as soon as you list.
Moving within The Cliffs?
A current member can move their membership to another Cliffs property for a $5,000 transfer fee, subject to approval by the membership office.
Step by Step
Becoming a New Member
01
Buy a qualifying property
Membership is tied to owning a home or homesite in one of the seven communities. Before you write an offer, confirm the property is eligible for a membership.
02
Your community is your home club
Where you buy becomes your home club. That's where you get 14-day tee times and home-club events. The other six clubs are open to you as a member.
03
Apply with the membership office
Submit the application with the one-time Initiation Fee and Home Club Improvement Fee. Both are non-refundable. The club approves new members.
04
Dues and annual services begin
Monthly dues are billed on your club statement. Add any annual services you want, like a cart plan, locker or bag storage. Confirm your dues start date with the club.
Before You Write an Offer
Questions to Ask
- Is this property eligible for a club membership today, and does it carry an active one? Can I get that in writing?
- Which membership fits how we'll live here: Golf or Active? What does an upgrade cost later?
- When are the Initiation Fee and Improvement Fee due, and what's the approval timeline?
- When do monthly dues start, and are taxes added to dues where applicable?
- Are there any capital assessments planned or pending, for the club or the POA?
- What are the POA fee and the enclave or sub-association fee for this address?
- How does the food & beverage minimum apply to us: resident or non-resident?
- Which family members qualify for Legacy Access, and how does guest play work?
- What annual services (cart, locker, bag storage, handicap) do we want?
- Seller: has the membership office confirmed resignation and any amounts owed before closing?
Ask the Cliffs membership office, or ask Troy and he'll get the answers for the home you're considering.
